Dear Jan,

Knowing that Cle@nzine goes to everyone who knows everything about cleaning, I wondered if you could ask your readership for a solution to the following cleaning problem.

I have a property that has not had a window open for 15 years and the owner smoked 50 cigarettes a day. Everything is thick with yellow stain and it smells awful - emulsion painted ceilings and walls, gloss paintwork/doors, metal surfaces (boiler and radiators), windows, tiles etc. are all nicotine-coloured.

What is the best product to clean this off?

Also there are condensation issues in every room due to poor ventilation - not rising damp. How is it best to remove or block this stain from the plaster on the walls?

I am happy to try any product and provide before and after photos if required...
